Questions

The ones operators actually ask.

Residential parking management covers how a building or community allocates and controls its parking: which residents have a space, how visitors park, and what happens when someone parks who shouldn't. It usually involves permits, hangtags or stickers, a list held by the property manager, and a visitor process that runs through the leasing office.

You create a pass in the dashboard, weekly or monthly, and set the rate. Residents buy it from your location page and it renews automatically, so you're not reissuing anything or chasing anyone. One pass can cover a single building or every property you manage.

The driver pays your rate plus 10%, so a $250 pass is $275 to them. If you want residents to see a round $250, set the pass at $227. You keep 100% of the rate you set either way.

A guest scans the code at the visitor bay, enters their plate and pays if you charge for it. There's no call to the front desk and no pass to print, and the resident doesn't have to arrange anything in advance.

No. Everything runs in the phone's browser, passes included.

OpenSpot records who paid and who didn't, with a plate, a timestamp and a photo. What you do about an unpaid vehicle is your policy and your contractor.

Stop being the parking department.

Residents buy their own. Guests just scan. Nobody calls the office.
